Landlords Reports in Reading

In the United Kingdom there are over 30 deaths and 4000 injuries reported each year from electrical accidents at home. Most coming from faults within the system or misuse of electrical appliances. Electrical Installation Condition Reports are inspections on the condition of an existing fixed electrical system which are used to identify any defects against the national standard (BS7671).

Important legislation for landlords:

The Landlords and Tenants Act 1985 states that an electrical installation within a rented property is:

  • Safe when a tenancy begins.
  • Maintained in a safe condition throughout the tenancy.

This is the responsibility of the landlord and not the tenant. Although it is not a law to have an electrical installation condition report on rented properties this is the best way to prove that the condition of the electrical system is satisfactory. If there was to be a problem and a tenant was to get hurt due to the electrical installation and the landlord did not have a valid/in date report they could be held responsible for this injury.

Every electrical installation deteriorates over time and it is important that that you make sure your tenants are not at risk. It is recommended by the ECS that the electrical installation condition report for rented properties is carried out at least every 5 years or at the change of tenancy.
